Pay: $32/hour
Properties: 126 units across two downtown Chattanooga properties
On-Call: 1 week every 3 weeks

Position Summary:
Bedrock Property Management is seeking an experienced, hands-on Maintenance Supervisor to oversee maintenance operations across two downtown Chattanooga properties totaling 126 units. This role is responsible for maintaining the properties, completing work orders, coordinating vendors, and ensuring excellent resident service.

Responsibilities:

• Perform and oversee daily maintenance, service requests, and work order completion.
• Strongly experienced in HVAC and plumbing diagnosis and repairs.
• Handle general maintenance, electrical, appliances, and building repairs.
• Schedule and coordinate vendors, manage vendor relationships, and ensure quality work.
• Order supplies and adhere to the maintenance budget.
• Maintain buildings, grounds, and amenities.
• Communicate professionally with residents, vendors, and management.
• Respond to maintenance emergencies and participate in on-call rotation.
• Ensure safety standards, company policies, and service expectations are met.

Requirements:

• Strong HVAC and plumbing experience required.
• EPA 608 or equivalent HVAC certification required
• Previous maintenance supervisor or leadership experience preferred.
• Strong troubleshooting, organization, and customer service skills.
• Must provide your own reliable transportation and tools.
• Ability to lift up to 75 lbs. and perform physical maintenance duties.
• Must be available for 1 week of on-call duty every 3 weeks.
