Position Summary
The Build-to-Rent Onsite Service Technician is responsible for maintaining the physical integrity, safety, and overall appearance of the assigned community. This role ensures a clean, secure, and well-maintained living environment for residents, visitors, and team members through timely completion of maintenance requests and proactive property upkeep. The technician serves as a key onsite representative, supporting resident satisfaction, retention, and operational excellence through responsive service and high-quality workmanship. This position requires strong technical maintenance skills, excellent customer service, and the ability to work independently in a fast-paced residential
Essential Job Functions
1. Functional Responsibilities
- Perform routine and preventive maintenance including HVAC, plumbing, electrical, appliance repair, and general maintenance tasks
- Conduct regular inspections of buildings, systems, and equipment to identify maintenance needs and safety concerns
- Complete work orders accurately and efficiently while minimizing disruption to residents
- Respond promptly and professionally to emergency maintenance requests
2. Resident Experience
- Serve as a primary onsite point of contact for resident maintenance issues and service requests
- Communicate clearly and professionally with residents regarding work order status and resolution timelines
- Collaborate with onsite and centralized teams to ensure timely resolution of service requests
- Build positive resident relationships to support satisfaction and retention
- Maintain courteous and service-oriented interactions at all times
3. Property Upkeep
- Maintain cleanliness and appearance of common areas, amenities, and exterior grounds
- Assist in unit turns including cleaning, painting, minor repairs, and move-in readiness preparation
- Ensure tools, materials, and equipment are properly maintained and stored
- Support overall community presentation standards and readiness
4. Safety & Compliance
- Follow all safety procedures, company policies, and applicable local, state, and federal regulations
- Maintain a safe working environment and report hazards or safety concerns immediately
- Participate in required training and ongoing development programs
- Ensure compliance with maintenance standards and operational guidelines
5. Additional Responsibilities
- Act as the onsite maintenance representative for assigned BTR community
- Support training compliance and operational initiatives as assigned
- Perform other duties as assigned by supervisor or leadership
Performance Expectations & Key Metrics:
Performance will be evaluated based on measurable outcomes aligned with company and departmental goals. Metrics may include:
- Work order completion time and efficiency
- Warranty and follow-up completion rates
- Unit turnover turnaround time
- Resident satisfaction scores (KPI/reputation management systems)
- Maintenance responsiveness and service reliability
- Training completion compliance (as assigned)
Required Qualifications
Education
- High school diploma or equivalent required
- Technical or trade school certification preferred
Experience
- Prior maintenance experience required, preferably in residential or property management environments
- Experience with HVAC, plumbing, electrical, and general maintenance repair work preferred
Skills & Competencies
- Strong technical aptitude across multiple maintenance disciplines
- Ability to troubleshoot and resolve maintenance issues independently
- Strong customer service and communication skills
- Ability to manage multiple tasks in a fast-paced environment
- Strong attention to detail and organizational skills
- Ability to work both independently and as part of a team
- Valid driver’s license and reliable transportation required
- Ability to perform physically demanding work in varying environments
Preferred Qualifications
- CPO (Certified Pool Operator)
- HVAC certification
- CAMT (Certified Apartment Maintenance Technician)

- Ability to use hands and tools to handle, control, or feel objects, tools, or controls, including repetitive motions
- Ability to work in various positions and access confined or elevated spaces as required
- Ability to operate standard maintenance tools, equipment, and mobile technology (e.g., smartphones, tablets)
- Ability to communicate effectively in English, both verbally and in writing, as required for safe and effective job performance
- Sufficient vision (with or without correction) to safely perform job duties, including close, distance, and peripheral vision

Work Environment

- Regular work performed in residential properties, including occupied and vacant homes, construction or renovation sites, and outdoor environments
- Frequent exposure to varying weather conditions, including heat, cold, humidity, and precipitation
- Exposure to dust, odors, noise, chemicals, insects, rodents, and other environmental conditions typical of maintenance, repair, and construction work
- Use of personal protective equipment (PPE) as required
- Work may involve travel between multiple properties within an assigned region
- Interaction with residents, vendors, contractors, and internal team members in a professional manner
- Work is often fast-paced with changing priorities, service requests, and deadlines
- On-call, overtime, or extended hours may be required based on business needs, including evenings and weekends
