Reports To: Regional Property Manager

Schedule: Full-time, minimum 40 hours per week; flexible schedule may be required.

We are seeking an experienced Property Manager to oversee the successful day-to-day operations of an apartment community. This role is responsible for ensuring operational excellence, strong resident satisfaction, accurate financial reporting, and a positive team environment. The Property Manager will lead leasing, marketing, resident relations, income collection, administrative processes, and overall property performance while ensuring compliance with company policies and applicable housing laws.

Key Responsibilities
The Property Manager will manage daily community operations, including leasing, marketing, customer service, resident retention, budgeting, and team leadership. This position is responsible for maintaining accurate resident records, processing rents, deposits, application fees, move-ins, move-outs, service requests, and required property reports.


Additional responsibilities include collecting and depositing income, issuing notices as needed, supporting collection efforts, inspecting the property, following up on maintenance work orders, assisting prospective and current residents, monitoring local market trends, and helping maintain a clean, professional, and welcoming community environment.


The Property Manager will also recruit, train, motivate, and support the property team while promoting professional growth and ensuring the community operates in accordance with Fair Housing, ADA, FCRA, and all other applicable laws and regulations.


Qualifications
Qualified candidates should have at least 3 years of property management experience. Basic computer skills are required, including property management or rental software experience. A high school diploma or equivalent is preferred.


Candidates must have strong customer service, communication, organization, problem-solving, and leadership skills. This role requires the ability to work independently and as part of a team in a fast-paced environment while meeting deadlines and maintaining professionalism with residents, vendors, coworkers, and supervisors.


Additional Requirements
This position requires the ability to perform essential job functions with or without reasonable accommodation, including walking and inspecting the property, using office equipment, completing reports, communicating by phone and in person, and occasionally lifting or carrying office-related materials. A valid driver’s license and automobile insurance are required, as personal transportation may be needed for property inspections, bank deposits, corporate office visits, meetings, and training.


The Property Manager must complete required company training programs and comply with company policies, safety procedures, and performance standards.
